Travel insurance myths debunked

? ? ? ? ? ? ? ? ??Most people who do not travel frequently usually have very little idea about the nooks and crannies of travel insurance. Here are some common myths and misconceptions about travel insurance that need to be clarified.

travel insurance myth

1.It?s easy to claim for cancellation or interruption cover

Most people who purchase travel insurance especially request to be reimbursed in case they have to cancel their trip. The ugly truth is, it is not easy at all to make this claim. Travel insurance companies are very strict in their investigation into cancellation cases, because this is the area where people can most easily try to trick the companies. Be prepared to substantiate your claim with concrete evidence of the inevitability of your cancellation!

2.Airlines will reimburse you for delays

Most airlines will not, unfortunately. Thus, you do need to dig your pocket for extra cover in your travel insurance scheme if you want to be compensated in times of prolonged delay!

3.Don?t buy travel insurance through travel agent

While it is true that purchasing travel insurance online will be cheaper, there is no harm in purchasing one through a reliable travel agent who charge reasonable commission price. A good travel agent has experience with insurance companies and can advise on product reliability.

4.Only unshophisticated travelers buy travel insurance

Many frequent travelers cannot even be bothered to purchase travel insurance because they have never faced any misfortune throughout their travelling life. However research reveals that those who buy travel insurance tend to be better educated, take longer and more expensive trips, usually the hallmarks of sophisticated travelers. Buying travel insurance is always a wise option only the more knowledgeable travelers know to do!

On The Art of Friendship ? Osborn Fiber Studio

When I first conceived the idea of the Pentecost Mystery Knit-Along shawl, it already had a name in my mind: Seretha. That?s the name it has on all my pattern drafts, it?s the name of the shawl I made, and it?s the name of its recipient. I changed the formal name of the pattern to Tongues of Fire, because I have a descriptivist habit and I didn?t know if I wanted the shawl to be a surprise for its namesake. But it?s only ever had one name in my heart.

So what would induce me to name the most complex, difficult, beautiful pattern I have ever designed after a person? I will tell you.

Seretha and I met on the very first day of college. Technically, it was a week before college; we were in the same honors program at a small Christian university near Philadelphia, and they?d taken us on a week-long camping trip in the Adirondacks. Seretha and I were assigned to be prayer partners, and were in the same tent. Our friendship started that week, as part of a tight knot of friends that stuck together through all of college.

For a homeschooled girl who had never had a group of friends to call her own, these relationships were revolutionary. I always had friends, but I either saw them rarely, knew them for a short period of time, or I was not part of the group of friends that they were closest to. Finally, that changed. In this group of (mostly) girls, there was safety and sanity. They showed me love, constancy, decency, and good sense, and Seretha was our ringleader. These were the friends that gathered around me and fasted and prayed for a week when my parents split up, and that rejoiced with me when they reconciled. These were the friends that met every week to sing hymns around a piano and study the Bible. It was heaven. I never wanted it to change.

But of course, it did. Communities aren?t made to stay the same forever, or they become inbred and stagnant. I didn?t know this, and it was hard for me to let go, because I didn?t have anything else. I had learned what it was like to have a group of close friends, and I?d learned how to participate in close friendships, but I didn?t know how to build them when the opportunity didn?t just present itself.?I had not developed close one-on-one relationships with many of these girls, mostly for lack of confidence and knowing how. We stopped meeting for Bible study after three years, and broadened our circles of friends. Seretha was the one I was closest to, but she was close to most of us. And though I tried with a couple of them the first year after we graduated, we lost touch for the most part. I got married. A couple of years passed. I saw most of them a few times, and the closest ones a couple more times. I had a few friends, but not a community. Not a support system.

Enter Seminary.

Seretha had been at Trinity School for Ministry for a year and a half when Jared and I arrived. I re-met a friend who I had watched grow and change from a distance, a strong leader who had acquired more softness, openness, and charity, whose faults I could read more easily, but whose core of virtue had only solidified. She re-met a friend about halfway through her latest journey through spiritual hell, a workaholic relationship-avoider, who didn?t know (or care) what she wanted in life, but was as doggedly determined as ever to be honest and do what was needful.

You?ve never met a more naturally pastoral person than Seretha. Not in a people-pleasing, charismatic, or overbearing sort of way, but in that she?s the sort of person who will really listen to you and engage with what you?re saying, work as hard as she can to understand what?s going on (and in the process help you understand whats going on), tell you the truth without a blink. Plus, she has always had for her age an unusually large store of good sense about relationships, spiritual life, and just how people tick. Somewhere in between a counselor and a friend is a spiritual director, and this girl was both born to it and works awfully hard at it.

This is the person who has walked with me through the past two years. Spending time with her has taught me how to think clearly, how to be honest, how to have good boundaries, how to be easier on myself about things that matter, and harder on myself about things that do matter. Watching her has taught me what profound friendships look like and why they matter, how to think through relationships, how to make hard decisions, how to process hurt, how to let people go, and when to pursue reconciliation. Thinking together with her, we?ve discovered more about ecumenism, emotional health, personality, community, and nerdery ? though she is usually at least one step ahead of me. She?s learned things from me too ? our friendship is far from one-sided. But I probably wouldn?t even have learned how much I have to offer, or become good at expressing it fearlessly, if not for her.

As I came out of my first class of the semester, on Pastoral Care, I was convicted of two things. Most people are isolated from both each other and from themselves. They don?t know how to have an inner life, in which they grow a relationship with God and deal with their issues. And they don?t know how to treat other people well (in a deep way), or how to build the sort of deep friendships that make life livable. Most of us are lonely and aimless, and don?t even have the tools to figure out why. I know that because I would probably still be that way if not for this one person whom God plunked in my life and sent in the same direction for a good while. And I understand now that this is the main calling of a pastor ? and of any Christian friend ? is to do everything possible to direct a person more towards God, which happens not through platitudes, but through healing and relationships, in the context of a missional community, submitted to the Lordship of Christ and pursuing the Trinitarian God with all we have.

So I made this shawl for Seretha. It takes the Holy Spirit to change a life, but how does he do it if not through people? I made it to remind her, during a time of exploration and further discernment, of how much the Holy Spirit has already done through her. I made it to thank her for all the things she has taught and is teaching me about what it means to be a friend, and for helping me along this path to wholeness. All those things are more complicated, more difficult, more painful, take longer, and in the end are more rare, beautiful, and enduring than this shawl. It?s the stuff that makes people into people again. It?s the stuff that makes life not just livable, but?good. Good like grace. Grace made of fire.

?Tongues of Fire,? also known as ?Seretha,? is part of the Liturgical Year Pattern Series, and is now available as a complete pattern on Ravelry.

Tough transition for Big 12 QBs in NFL

Before this year's NFL Draft, ESPN analyst Jon Gruden was asked to speak on the pro potential of quarterback Robert Griffin III.

Gruden, the Super Bowl-winning coach, took it one step further than evaluating Baylor's Heisman winner. He called out the recent history of the quarterbacks from the Big 12 Conference.

"I think the big question RG3 [Griffin] has to answer is why haven't any of the Big 12 quarterbacks really hit the lottery lately in the NFL," Gruden said.

From Jason White and Josh Heupel of Oklahoma to Vince Young and Colt McCoy of Texas, the league known for producing quarterbacks with video-game numbers in college has yet to have a big splash in the NFL.

This year's crop of rookie Big 12 quarterbacks, which includes the Dolphins' Ryan Tannehill, indeed has something to prove. Tannehill is one of three first-year starters from the conference, joined by fellow first-round picks Griffin in Washington and Brandon Weeden of the Cleveland Browns.

"There's a lot of Big 12 quarterbacks, I think they have to really step on the gas this year," Gruden said.

The Big 12, formed in 1994, earned a reputation this decade for its high-scoring offense and eye-popping quarterback statistics. The offense-oriented conference prompted Dolphins linebacker Kevin Burnett, a proud SEC alum, to say "they don't play real football in that conference" because of the perceived lack of defense.

Validation is the limited amount of success the Big 12's record-setting quarterbacks have carried to the next level.

Young led the Longhorns to the national title in 2006, and later was chosen as the No. 3 overall pick. After a somewhat productive start, he played in just six games with the Philadelphia Eagles last year and was recently cut by the Buffalo Bills.

Others such as 2003 Heisman winner White and Heupel, drafted by the Dolphins in the sixth round in 2001, never took snaps in an NFL regular-season game. There are currently three other former Big 12 quarterback starters in the league. While they have performed solid, none have come close to duplicating their college success.

The Rams' Sam Bradford, the No. 1 pick in 2010, is 8-18 in two seasons but has been slowed by injuries. Josh Freeman, of Tampa Bay, was solid as a rookie before throwing 22 interceptions last season. Jacksonville's Blaine Gabbert, after struggling through his rookie year, is expected to be challenged by former Dolphin Chad Henne.

What could separate Tannehill, who makes his debut against the Houston Texans on Sunday, is perhaps he enters the league better prepared. While most of those mentioned above played in offensive systems catered to their talents, Tannehill was schooled by then-Texas A&M coach Mike Sherman.

Sherman, now the Dolphins' offensive coordinator, ran a pro-style offense similar to one Tannehill will use this season.

Tannehill also defended the notion of playing against inferior defenses in college. Last year, Texas' run defense was the only in the conference to rank among the top 30 nationally in the main defensive categories.

"I think you see a lot of different styles of defenses," Tannehill said. "You have a lot of teams that have good players and play good defense. It's not considered one of the best defensive leagues across the nation, but there are some good defenses and good players in there, so throwing the ball a lot and going against some tough opponents, it definitely helps."

How much Tannehill benefits from Sherman's presence in college is likely the determining factor if he avoids similar struggles as other Big 12 quarterbacks. Texans coach Gary Kubiak, who played quarterback at Texas A&M in the early 1980s, said he expects to see a smooth transition because of the small learning curve.

"Well, first off, I think he's going to be a great player," Kubiak said. "I've been very impressed. I've known him. He was right down the road here and obviously the job that Sherm did with him at Texas A&M and has continued to do with him there in Miami. I think studying these guys coming out, there's no doubt in my mind you're talking about a franchise player."

Jones on Real Estate ? Blog Archive ? Housing Markets Improving ...

Foreclosures dropped in July 2012 to 58,000 from 69,000 in July 2011 (and 62,000 in June 2012) according to CoreLogic. Half of all foreclosures were from five states: California, Florida, Michigan, Texas and Georgia. Homes tallied 1.3 million in some form of foreclosure (3.2 percent of all homes with a mortgage) compared to 1.5 million a year ago (3.5 percent of all homes). Since the housing bubble burst in September of 2008, 3.8 million homeowners lost their residence to foreclosure.

Fannie Mae reported that almost one-half of their foreclosed inventory (47 percent) cannot be marketed at this time given the redemption status of the property. Depending on the state, the time that a borrower or lender can redeem the property out of foreclosure varies. As a result, just 23 percent of Fannie Mae?s 109,000 repossessed homes are available for sale. Offers accepted and pending closings make up 19 percent of the inventory while another 11 percent of those with offers are awaiting completion of an appraisal. Foreclosed properties still occupied by the previous owner yet to be evicted make up 13 percent of Fannie Mae?s inventory. One in 12 (8 percent) have been leased back to the prior owner?many times with a rent to own option.

For the first five months of 2012, RealtyTrac reported that non-distressed housing sales made up 64 percent of the market, banked-owned sales 12 percent, non-foreclosure short sales 14 percent, and pre-foreclosure sales 10 percent. The average price of distressed home sales rose 7 percent in Q2 2012 when compared to Q2 2011. Short sales took an average 319 days to close after the foreclosure process commenced while sales of Real Estate Owned (REOs) averaged 195 days following the foreclosure process.

As housing markets continue to improve, likewise has profitability per new loan. The Mortgage Bankers Association (MBA) reported that profitability per new loan originated in the second quarter of 2012 was $2,152?a jump from $1,654 in Q1 2012 (up 30.1 percent). This is a function of both leverage (with lending volume up 23.3 percent) and cost controls (loan costs declining $164 per new loan). The profitability per loan by lenders in Q2 2012 was greater than the entire gross revenue seen by the title industry on a per-property basis.

The best proxy on where home values are heading is the number of months of inventory, as reported by the National Association of Realtors? (NAR). Months inventory shows the interaction between supply and demand and is calculated by dividing current active listings (supply) by the number of homes sold in the prior 12 months (a proxy for demand). The result is then multiplied times 12. Six months of inventory is considered normal, while four months or less is a seller?s market and more than eight month?s is a buyer?s market. NAR reported just 6.4 months of inventory in July 2012, down from 10.5 months in the heart of the housing bust in December 2008.

This is reflected in the latest report on June housing sales by Standard & Poors? Case Shiller? Price Indices. In the August press release, they reported price Index increases in 18 of 20 markets tracked.

The bottom line is that the housing market continues to improve, driven by a shrinking inventory.

And even better news, recent buyers have locked in interest rates at all time lows.

Email back if you have any questions.

Official: Sprint Galaxy Nexus getting Jelly Bean update today

Official Sprint Galaxy Nexus getting Jelly Bean update today

Well, well, would you look at that? Staying true to what we'd heard yesterday, it appears that long-awaited Android 4.1 refresh is finally making its way to Sprint's own flavor of the Galaxy Nexus. As expected, the Jelly Bean update brings a slew of familiar, but rather marvelous features to the Now Network's GNex, including Google Now, an improved notification and voice search system, offline dictation and, of course, a smoother UI that's made possible by Mountain View's now-famed Project Butter. Unfortunately, we can't say the same about the Nexus S 4G, as the 4.1.x goods are still MIA for this device -- however, we'll be sure to let you know if that changes any time soon. In the meantime, those lucky Sprint Galaxy Nexus owners can eagerly "check now" for updates on their handset, and don't forget to tell us how much you're liking it so far.

7 Reasons You Are Missing Out By Not Exercising With Your Spouse

Exercising with your spouse is something many couples do not do. ?As much as we all know the benefits of exercise, as well as the benefits of spending time, that surprises me. ?My wife and I have been in that group, but I?m happy to say that now we consistently work out together.

Just Getting Started

Over the summer we began jogging every other day, which is something I really enjoy. ?My wife isn?t too crazy about jogging, but she really loves to bike ride. ?To fulfill both our likes, we decided to alternate workouts. ?Jog one day, and bike ride the next. ?Soon we hope to include some type of weight or resistance training.

Taking It To The Next Level

On September 1st we began a challenge to exercise 30 minutes everyday, for 30 straight days. ?This is the second time we?ve done the challenge, but last time we very rarely exercised together. ?This time around is even more enjoyable, primarily because we are going through it together. ?Exercising with your spouse is something I encourage every married, and engaged couple to do.

Here are 7 Reasons You Are Missing Out By Not Exercising With Your Spouse

1. ?Exercise gear is hot!

I have to get this one out of the way, and I have to be real! ?One of the best things about exercising with my wife is I get to watch her (in action) in her exercise gear. ?Just being real. ?Most workout gear is tight and form fitting. ?I enjoy seeing my wife in tight, form fitting gear. ?This first benefit is probably enough for the husbands, but I will continue?
